Commercial roof inspection and condition reporting

Our inspections document membrane condition, seams and terminations, flashings, penetrations, drainage and ponding, and rooftop equipment curbing. You receive photos and a written condition summary you can use for budgeting and capital planning.

Preventive maintenance programs

Scheduled maintenance is the lowest-cost way to protect a roof. A typical program includes semi-annual inspections, drain and gutter clearing, seam and flashing repairs, post-storm checks, and a running record of the roof's condition over time.

  • Repair — isolated seam, flashing, or penetration failures on a roof with remaining life.
  • Restoration or coating — a weathered but structurally sound system that can be extended rather than torn off.
  • Replacement — saturated insulation, widespread membrane failure, or a system at the end of its service life.

Common questions

What commercial roof systems do you work on?

Single-ply membranes including TPO and EPDM, modified bitumen and built-up systems, and metal roof systems. We also handle coatings and restoration where the existing deck and insulation are sound.

Can you work outside of business hours?

Yes. Occupied retail, office, and multifamily buildings often require phased work, after-hours scheduling, or staged access. We plan the sequence with you before mobilizing.

How often should a commercial roof be inspected?

Twice per year — typically spring and fall — plus after any significant storm event. Regular inspection catches seam separations, ponding, and flashing failures before they become interior damage.
